Custom and Self Build Report published by NaCSBA

19 May 2022

NaCSBA has published the most comprehensive overview of the industry yet with its inaugural Custom and Self Build Market Report 2022.

The report was launched at a parliamentary reception, hosted by Richard Bacon MP and sponsored by Ecology Building Society, with speakers including NaCSBA’s CEO Andrew Baddeley-Chappel; MP Richard Bacon and Chair of the APPG on Self-Build, Custom and Community Housebuilding and Placemaking; Secretary of State for Levelling Up, Housing and Communities Michael Gove MP; Louise Pryor, Chair, Ecology Building Society; and, Chris Young, QC, No5 Barristers Chambers.

Michael Gove, Secretary of State for Levelling Up, Housing and Communities, said, “If we move all of the incentives in the right way; if you have a plan-led system that is responsive to the need to ensure that there are smaller plots, which are suitable and made available for custom and self builders; if we look at how we can support those with the initiative and the wherewithal to back Modern Methods of Construction; if we have building societies, like Ecology, that are explicitly prepared to lend to individuals, who are making sure that homes are in keeping, not just with high aesthetics, but also high environmental standards; if we create circumstances in every part of the landscape that incentivise self and custom build, then we can transform the housing market, and transform it for good.”

The Custom and Self Build Report includes the latest takes on government policy and support – both past and present, and industry insight written by those operating in the sector – including planners Tetlow King.

This is supported by a range of recent surveys and data, which tracks the aspirations of both the general public, including people already interested in the model as well as those who are not engaged at all, together with a new survey of people who have built in the last five years, tracking their experiences.

For example, it found that 1 in 2 builders incorporated a sustainable heat source on their project while over half chose to use Modern Methods of Construction (MMC) on their project.

Unsurprisingly, the planning process was identified as the second greatest barrier to self build – following sourcing a plot. Recent surveys in the report also demonstrated that awareness of the Right to Build legislation continues to remain low, with few councils actually promoting their registers.

Free to NaCSBA members, the report is available to buy via PayPal for £298, including P+P, as both a print and digital version.

Andrew Baddeley-Chappell, NaCSBA CEO said: “This first ever NaCSBA annual Custom & Self Build Report is essential reading for all those keen to access quality insight, analysis and data on the sector and on the views and aspirations of past and current self-builders. It is a stark reminder of what the new homes market could and should be about – quality, sustainability, community and value.”
