The Task Force has published a new case study focusing on LIVEDIN's custom build site The Green at Ingoldisthorpe in Norfolk.
The development is a 10-plot custom build site, with two additional affordable homes, brought on by custom build enabler and architects LIVEDIN.
The development is on the edge of a rural settlement in a very visible location, making it a sensitive site.
To manage this issue LIVEDIN used a Design Code to address the concerns around visual impact. This provided a level of control for the LPA planners to control the design, scale, and density of the homes, while still offering choice for the custom and self build element.
While buyers did not have initial input into the external designs of the homes, they could customise their home from a choice of materials and a selection of fenestration options. Internally they had the freedom with layouts, and from purchase of the plot were responsible for all commissioning of the home.
Using a Design Code reassured the community, as well as LPA planners, about what would be built on the site.
The Green at Ingoldisthorpe demonstrates that custom and self build housing can be built on the edge of settlements that are sustainable, and even in sensitive locations.
